Editorial policy
What we verify, what we will not print, how we handle our own commercial interest and how to get something corrected.
Sourcing
Company facts come from the company's own website, and every profile links the exact page they were read from with the date. Where two sources conflict, we say so on the page rather than picking one.
Things we will not publish
- Estimated fees, ranges or “typical” percentages for companies that publish none.
- Occupancy or revenue projections for any property.
- County ordinance numbers, permit caps, minimum-stay lengths, fine amounts or tax rates.
- Aggregate star ratings we cannot audit.
Our own interest, declared
One Fine BnB (management) and BnBGenius (software) are our own picks and our own commercial
interest. They are labelled on every page they appear on. Competitor links carry nofollow and
are not affiliate links.
Structured data
We publish review or rating markup only for our own picks. We do not attach rating schema to companies we have merely read about.
Corrections
Write to us with the page and the claim. We re-read the source; if it no longer supports the claim, the claim comes off the site. Corrections are made in place and the review date changes.
Independence
This site is not affiliated with Ad 2 Hawaiʻi, any government agency, any visitor bureau, any trade association or any of the local companies reviewed — see the non-affiliation statement.
Primary sources, and what counts as one
A primary source here means a page published by the organisation the fact is about: a management company's own website for its address, licence, service area, portfolio size and fee; a government body's own page for anything official. A directory listing, an aggregator profile, a press release carried elsewhere, a competitor's comparison page and a chat with a salesperson are all secondary, and none of them is enough on its own to put a fact on this site.
Where a company's site could not be read at all — several returned server errors or empty responses when we tried — the company is simply absent, and we say so in our research notes rather than filling the gap from search snippets. Absence from this site is not a judgement about a company.
Dating and re-reading
Every page carries the date its facts were read. Companies change their own pages without telling anyone, so a dated reading is the honest unit: it tells you what was true when we looked, and it tells you how much to trust it now. When we re-read a source, both the fact and the date change together.
Handling conflicts and ambiguity
When two pages of the same company's site disagree — a service area listed one way on the home page and another on a market page — we say so rather than picking the more flattering version. When a claim is ambiguous, we quote the company's own wording instead of paraphrasing it into something more definite than it was. Quotation marks on this site mean the words are the company's.
Language about companies we do not favour
We do not publish speculation about a company's finances, staffing or intentions, and we do not repeat complaints we cannot verify. Criticism on this site is limited to what is checkable: that a company does not publish a fee, that its service list is thin, that its published area is wide relative to its published staffing. Those are observations about published material, not allegations.
Our own picks, in more detail
One Fine BnB and BnBGenius are our commercial interest. We rank them first in their respective categories, we say why in a sentence that can be checked — published pricing — and we label them on every page they appear on. We do not present them as having won a comparison they did not enter, and we do not disparage competitors to make them look better. If our reason for ranking them first stops being true, the ranking has to change; that is the test we hold ourselves to.
Advertising, affiliates and paid placement
There is none. No local company on this site paid to appear, and no link to a local company is an affiliate link. If that ever changes, it will be disclosed on the page in question and on this one before it appears anywhere else.
Photography and artwork
All photographs are free-licence stock, credited where they appear, and chosen to illustrate the region a page is about. They are not photographs of any company's property. No image on this site is AI-generated, and the decorative artwork is drawn programmatically from a seed rather than sourced.
Anonymous sources and unverifiable accounts
Owners write to us about their experiences and those messages are genuinely useful, but they do not become published claims about named companies. We have no way to verify one owner's account of a disputed invoice or a missed call, and publishing it would make this a complaints board rather than a review desk. What those accounts do change is the questions: several of the local questions at the top of market pages started life as an owner telling us what they wished they had asked.
Reader corrections outrank editorial pride
If a reader shows a page is wrong, the page changes. We do not defend a claim because we published it, and we do not bury corrections at the bottom. The review date moves so anyone can see the page was revisited.
Where this policy came from
Every rule on this page exists because of a decision we actually had to make while building the site: what to do about a company whose fee page could not be read, whether to quote a county rule we could not verify from an official source, how to describe a market in the middle of a recovery, and how to rank our own commercial interest honestly. Writing the answers down turns them into standards rather than case-by-case judgement calls, and it lets a reader hold us to them.
