Company facts
Company details are read from each company's own website on the date shown and linked back to the source. Where a company publishes no fee we print “Not published” rather than estimating one.
No legal or tax figures
We deliberately publish no minimum-stay lengths, permit caps, fine amounts, ordinance numbers or tax rates. Those change by county and over time.
Our picks
Our own picks are our own commercial interest and are labelled wherever they appear. Links to companies we review are not affiliate links.
On completeness
This site covers the companies we could verify from primary sources. It is not a directory of every management company in Hawaiʻi, and the absence of a company is not a judgement about it. Several companies are missing for a mundane reason: their websites returned an error or an empty response when we tried to read them, and we will not publish facts we could not read ourselves.
On “Not published”
That phrase appears frequently and it always means the same thing: we read the company's own pages and the fact was not there. It is not a euphemism for anything, and it is not an accusation. It does mean that if you want the number, you will have to ask for it.
On rankings
Our orderings reflect published criteria applied by named editors. They are not certifications, awards or endorsements, and no company can buy a position. Our own picks are labelled as ours everywhere they appear so you can discount them accordingly.
On places
Descriptions of markets are general characterisations of a place and its property stock, written to help an owner think about operating conditions. They are not appraisals, they are not investment guidance, and they do not describe any individual property.
On photographs
All photography is free-licence stock, credited on the page where it appears. Images illustrate the region a page is about; they are not photographs of any company's property or of any specific rental, and no image on this site is AI-generated.
On the absence of legal detail
We publish no county ordinance numbers, minimum-stay lengths, permit caps, fine amounts or tax rates. Those change, they are parcel-specific, and the authoritative sources are the counties and the Hawaiʻi Department of Taxation. Anything you read elsewhere that states them confidently deserves a date check.
Getting something corrected
If a claim on this site is wrong or out of date, tell us which page and which claim. We re-read the source. If it no longer supports the claim, the claim comes off — usually the same day.
On our own picks
We rank our own management and software brands first in their categories. That is a conflict of interest and we would rather name it than bury it. The mitigation is threefold: they are labelled as ours on every page, the reason given for the ranking is a checkable fact rather than an opinion, and no local company's position is affected by it — nobody is moved down to make room. Read them with exactly the scepticism you would apply to any publisher recommending its own product.
On what a review site can and cannot know
We can tell you what a company publishes, when we read it, and how that compares with what its neighbours publish. We cannot tell you whether a specific manager will answer the phone at 9pm in February, whether their cleaner is reliable, or whether they will still be well staffed a year from now. Those are the things that decide your experience, and no website can establish them. Reference calls with owners in your own building can.
On the limits of the dataset
Our verified set is deliberately small enough to re-read. It does not include every management company in Hawaiʻi, and it never will. If you are choosing between a company on this site and one that is not, the absence of the second company here tells you nothing about it — apply the same five checks yourself and you will be doing exactly what we do.
On time
Everything here has a date on it for a reason. A management market changes: companies merge, staff leave, service areas contract, fee pages get rewritten. A page read in July is a reasonable guide in September and a questionable one in eighteen months. Check the date, and check anything that will cost you money directly with the company.
What this site is for, stated once more
It exists to help an owner in Hawaiʻi answer one question — who should run this property — with better information than a search result page provides. Everything else on the site serves that: the market pages so you know who is genuinely nearby, the company profiles so you know what each one publishes, the guides so you know what to ask, and the policy pages so you know how much weight to put on any of it.
What it is not is a substitute for the two conversations that actually decide your position: the one with your county about your parcel, and the one with a manager about your building. Everything here is preparation for those two calls. Used that way it saves real time. Used as a replacement for them, it will mislead you, and no amount of careful sourcing on our side can prevent that.
