The five things we check
Same five for every company on every page, and all of them are answerable from what a company publishes about itself before you get on a call.
Local presence
Does the company publish an island address and a service area it can physically reach — and does that area name your town?
Published terms
Does it print a fee, a fee basis or a contract length anywhere a prospective owner can read it without a sales call?
Operational depth
Housekeeping, maintenance, inspections and after-hours cover — in-house, contracted or unstated?
Owner reporting
Statements, portal, payout schedule and tax handling: what the company itself says it will send you and when.
Fit to market
Is the company's published experience in your kind of property — resort tower, AOAO condo, standalone home, long-stay unit?
About this ranking
How is this list ordered?
Our own pick sits first and is labelled as ours. After that the local companies are ordered by how long they have published a presence in their market, with multi-island operators grouped separately from one-town specialists. It is an editorial order, not a scoreboard, and the criteria behind it are printed on the how we rank page.
Why are so many fee cells the same two words?
Because “Not published” is the honest answer for almost every company in Hawaiʻi. We will not print a range we cannot source. If you get a written quote, it is worth more than any figure a review site could estimate for you.
Do you get paid by the companies listed?
The companies in the local table do not pay to appear and are not affiliate links — those links carry nofollow. Our own picks are our own business interests and are labelled as such wherever they appear.
