  7. Ask what happens on a bad week — a closure, a storm, a building shut-off. You want a rebooking and refund policy and a named person, not reassurance.
  8. Ask what is billed on top of the management fee: consumables, linen programmes, deep cleans, pest control, project management above a threshold.

Before you sign

Ask for a sample owner statement from a real month. It tells you more about how a company runs than any pitch, and a manager who will not show you a redacted one has told you something too.

Finish by asking what you actually want from the arrangement. Owners rarely want maximum revenue; they want a property that runs without them and accounts they can trust.
